Your roof protects everything under it, but most people do not think about it until there is a leak. Catching problems early can save you from water damage, mold and expensive repairs. Here are six signs it may be time for a new roof.
1. Your roof is 15 to 20 years old or more
Most asphalt shingle roofs in the Bay Area last 20 to 30 years. Constant moisture, moss and winter storms can shorten that life. If your roof is in that range, it is worth getting an inspection.
2. Shingles are curling, cracking or missing
Shingles that curl at the edges, crack or blow off in storms can no longer protect the roof deck. A few missing shingles can be repaired, but widespread damage usually means replacement.
3. Granules in the gutters
Shingles are coated with granules that protect them from UV rays. When you see a lot of granules in the gutters or at the bottom of downspouts, the shingles are wearing out.
4. Water stains on ceilings or in the attic
Brown stains on ceilings, damp insulation or daylight coming through the roof boards in the attic are clear signs of a leak that needs attention right away.
5. Sagging roof lines
A roof that dips or sags can mean damaged decking or structural problems. This should be inspected by a professional as soon as possible.
6. Recent wind or rain storms
Storm damage is not always visible from the ground. Lifted or cracked shingles can let water in and fail years early. After a major storm, a free inspection can tell you whether you have damage worth filing with insurance.
